These provide a detailed view of the building systems (structural, mechanical, HVAC, plumbing and electrical), exterior and interior design, and other related services involved in the project.



Design Development



The next stage is design development, when refining and corrections occur. The key aspects of this phase include the use of specific materials, matching of aesthetics, and developing a sense of space. This is when the client will select materials and elements, such as countertops amongst other details of the property.



Construction Documents



The final drawings are released at this stage; these construction documents will comprise all features and details of the design plans.




Construction Administration



Construction Administration usually involves the architect acting as the client’s representative while supervising the construction phase. These responsibilities include site visits, testing of materials, and inspections to ensure everything is of the correct standard and stage of progress.



Most architecture firms include construction administration services as a basic addition, but there are a few that do not. Some property clients may request extra add-ons and extended services for their projects. Architects should meet these demands if they are comfortable providing the requested services as it could attract clients seeking compact service providers. A client can easily find administrative services at alternative firms, but architects should incorporate such tasks into their practices to provide a more comprehensive services package to clients.
